Waco’s Downtown Redevelopment Plan
The City of Waco, Texas is currently engaged in a long term, multi-billion dollar downtown redevelopment plan spanning over 60 acres of municipally-owned land. Propertize Ventures is working alongside the City, Hunt Development Group, and other private partners to finance and develop major components of this transformative project. Waco’s full redevelopment plan includes:
New municipal and civic structures
A convention center and headquarters hotel
The excavation of a long-buried waterway (Barron’s Branch) and its transformation into a tree-lined urban park
A new ballpark (built to Minor League Baseball standards) and Waco-based team
A new hotel overlooking the ballpark’s outfield
Significant private, mixed-use real estate development
Walkable streetscaping and pedestrian-focused design
Public green spaces, parks, and a riverwalk
Full-scale infrastructure improvements, including parking garages
Propertize Ventures’ Ballpark District
Specifically, Propertize Ventures’ role in Waco’s downtown redevelopment plan is the 23-acre “Ballpark District.” This large-scale, mixed-use development will (i) be anchored by a 6,000+ capacity Minor League Baseball stadium and (ii) include a proposed 2 million square feet of dense, mixed-use development. We have curated a team specifically for this project, partnering with REV Entertainment and Gold Jacket to bring minor league baseball to Waco, with VELA Development to work alongside our team on the mixed-use buildout, and with MHS Architecture and PAU to organize the various development components into a cohesive, urban, forward-thinking riverfront neighborhood.
Preliminary renderings for our Ballpark District redevelopment plan are provided below. The full plan includes:
Nearly 1,000 new housing units, over 131,000 sq. ft. of retail & dining space, 125 hotel rooms, and structured parking
Substantial public infrastructure improvements, including new plazas, green spaces, and pedestrian pathways connecting to adjacent districts
Structured parking facilities to serve the entire Ballpark District
Demolition of existing structures in the Ballpark District, planned for 2026
As a true “public-private partnership,” the City intends to work with its private partners to issue bonds (repaid from our mixed-use development) that fund contributions to all components of the project.

The Propertize Ventures team has been actively pursuing private development opportunities adjacent our Ballpark District project.
Our team has acquired several properties nearby and is currently redeveloping these parcels into dense, mixed-use projects with extensive resident amenities. We strategically target underutilized properties and coordinate the entire upzoning process.
Additionally, Propertize Ventures has been deploying capital into our portfolio companies throughout Central Texas. These investments primarily focus on commercial construction and home services businesses.
