  • Central Texas

    The City of Waco, Texas is currently overseeing an extensive RFQ process to select a master developer for its 60-acre, $2 billion downtown redevelopment project – and Propertize Ventures is among the four finalist firms. We curated a team specifically for Waco’s transformative project, partnering with Legends Hospitality to bring minor league baseball to Waco, with Garfield Public/Private to coordinate the civic development, and with MHS Architecture to organize the various development components into a cohesive, forward-thinking, mixed-use riverfront neighborhood.

  • Greater Nashville Area

    Our confidential project is nestled in the heart of Nashville and poised to become a transformative new draw to the region. This public-private partnership will be anchored by a proposed MLB expansion franchise together with a new ballpark and entertainment district. Additional plans include related sports and performing arts venues, all interconnected with walkable mixed-use development.   • Greater Atlanta Area

    Our confidential Atlanta project is situated in a vibrant suburb and will be anchored by a new multi-use arena. This facility will be home to a proposed NHL franchise and surrounded by a mixed-use entertainment district across two adjacent sites. Our plans include additional development spanning ancillary sports facilities, mixed-income housing, hospitality, medical offices, and e-sports.   • NYC Metro Area

    Propertize Ventures, along with our partners at Dougherty Planning & Development, are currently moving forward with an ambitious residential development adjacent to a major existing commercial and tourist destination. The project includes a variety of high-density housing along with additional mixed-use components.   • Las Vegas

    Propertize Ventures, along with our partners at TWY Development, are currently engaged in a high-density entertainment and hospitality-anchored redevelopment project in Las Vegas, Nevada. The proposed plans include several hotels, a live music venue, mixed-use infill, and pedestrian green spaces. The development site will offer public transportation connectivity to attractions city-wide, including accessibility to the Las Vegas Convention Center.

  • Michigan Central Station

    DETROIT, MICHIGAN – Propertize Ventures was engaged in the redevelopment of Michigan Central Station, a historic and iconic site in Detroit's Corktown. Ford’s ambitious project involves the creation of a 1.2-million-square-foot mobility innovation district set to become a global hub for developing, testing, and launching innovative products and services aimed at addressing urban transportation challenges. The broader district encompasses key buildings such as The Book Depository, The Factory, and Building 3, all strategically designed to house retail spaces, restaurants, offices, and hospitality services. The inclusion of a mobility testing ground and new public spaces reflects a commitment to fostering innovation and enhancing urban living.

    Propertize Ventures leveraged our deep investor relationships to bring creative financial solutions to the project. Our team coordinated and arranged key funding agreements and ensured that each source of capital fit within the broader project’s plan of finance.

  • The Star & The Ford Center

    FRISCO, TEXAS – The Star is the $1.5 billion, 91-acre campus of the Dallas Cowboys World Headquarters developed as a public-private partnership with the Dallas Cowboys, the City of Frisco, and Frisco ISD. A key component of this project, The Ford Center, is a multi-purpose 12,000-seat indoor stadium along with ancillary athletic facilities. Its primary use is as the Dallas Cowboys' practice site, although it serves as home to various community sports and entertainment events year-round. The field's dimensions can also be marked for and accommodate a regulation soccer pitch and lacrosse field. The Star includes a 300-room Omni Hotel, the Dallas Cowboys Ring of Honor Walk, retail and restaurant space, a sports training complex, and a Sports Therapy & Research Center. The core project included municipal land ownership coupled with both publicly-issued bonds (with varying degrees of credit support) and private debt and equity.

    Through our partnership with Legends Hospitality, our team served as a developer for key components of this project during all phases of its buildout. Our services included pre-development activities, arranging capital commitments, structuring the plan of finance, and serving as a long-term operator and asset manager.

  • Journal Square Redevelopment

    JERSEY CITY, NJ – Journal Square is a comprehensive Redevelopment Plan that sets forth the terms and conditions under which the 244-acre Journal Square area may be developed. This is a form-based code that defines the building massing, and the character of the spaces between the buildings, and it describes the future vision for Jersey City’s historic downtown. The Journal Square Redevelopment Plan is characterized by transit and pedestrian-oriented, sustainable development that exceeds Smart Growth Standards and promotes large scale development that will have a long term positive fiscal impact on the city. The redevelopment seeks to create the opportunity for more people to live, work, shop, and play in the downtown area.

    Propertize Ventures was instrumental in arranging private financing for various parcels throughout the development site. Additionally, our team coordinated TOD (transit-oriented development) entitlements to promote residential connectivity throughout the New York City metropolitan area. Our partner, MHS Architecture, engaged with both city officials and private developers early in the planning process to provide architectural and urban planning services.
