Pre-Development Consulting

Propertize Ventures offers a wide array of pre-development services. During the early stages of each project, we coordinate feasibility and market studies, source preliminary capital partners, explore grant options and economic development tools, draft initial phasing schedules and project budgets, and create pro forma financing plans. To support efficient development timelines and ensure appropriate project scope, our team leverages its extensive relationships with both local and national specialty consultants. We work closely with each sponsoring municipality during the complex pre-development phase of our large-scale P3 projects to ensure transparency and accountability.

Urban Planning & Design

Forward-thinking urbanization principles are at the core of Propertize Ventures’ business model. We engage our urban planning, design, and architectural partners at the onset of each potential project we consider undertaking. We begin by gaining a deep understanding of each community’s context, objectives, and aspirations through conversations with key stakeholders and direct public outreach. Our team of experts conducts comprehensive assessments, encompassing land use, transportation, infrastructure, sustainability, economic development, and social factors. This holistic approach ensures that our master plans are grounded in a thorough understanding of each community we partner with.

Site Selection & Acquisition

Propertize Ventures aims to create urban spaces that stand the test of time. To do so, our team offers expertise in selecting and acquiring the best-suited site for each development component, evaluating factors such as zoning, accessibility, existing infrastructure, defining natural features, and market potential. We are experienced with creative P3 asset acquisition mechanisms beyond the standard developer-owned model, allowing our partner municipalities and local entities to either maintain ownership of the asset or receive a stake in its future cash flow. These include ground leases, “synthetic P3s” using non-profit asset ownership, and tax-exempt sale leaseback structures.

Public-Private Partnership Negotiation

Propertize Ventures begins each urban redevelopment proposal by partnering with local municipalities and state agencies. We navigate complex regulatory requirements, negotiate long-term agreements with the public’s interest in mind, and successfully design stakeholder engagement campaigns. Our team is well-versed in analyzing (and drafting, where applicable) legislation and legal documents and applying relevant terms to each project. Our professionals have been intimately involved in all aspects of P3 negotiations, including special district creation, municipal land acquisition, public/private capital sourcing, revenue and cost allocations, and professional sports relocations. We leverage our specialized P3 experience to guide our partners and municipal clients through these complex processes efficiently.

Propertize Ventures was formed by curating a team of experienced industry leaders passionate about reimagining urbanization in the US. We use this same approach for each specific project, leveraging our professionals’ deep connections nationwide to hire and engage relevant experts that will support the sponsoring municipalities’ long-term objectives. We maintain deep working relationships with prominent architects, urban planners, construction and engineering firms, P3-focused consultants, professional sports leagues, and specialty real estate development firms that complement our in-house capabilities. When working alongside municipalities in P3 developments, we ensure that all parties can provide input during this strategic partner selection process.

Sourcing Financial Partners

Propertize Ventures has partnered with global banks, private equity firms, and large family offices to support the success of our vision. Each unique project requires a bespoke plan of finance, and we stand ready to both engage our existing network of financial sponsors and pursue new sources of funding using our team’s capital markets expertise. We also maintain ongoing relationships with the largest municipal bond underwriters in the country, allowing our team to be creative in our approach to analyzing and structuring tax increment bonds, project finance bonds, and other economic development-related debt issuances. Our team’s financial modeling and debt/equity structuring capabilities enable us to craft complex, comprehensive plans of finance for our P3 redevelopments.

Financial Analysis & Structuring

Our professionals have a proven track record of leveraging creative P3 financing tools and lead the full financing process, from initial analysis to transaction closing. Propertize Ventures’ in-house financial modeling services provide the framework by which we optimize the capital structure and craft our comprehensive plans of finance for complex P3 developments. We offer a full suite of services to facilitate bank loans, CMBS, and private debt and equity financing to fulfill private-sector funding needs. Regarding public-private funding, we explore all available project-specific incentives – including federal grants and loans, state and local economic development tools, and specialty municipal bonds – and coordinate their integration into our cohesive plan of finance. We work collaboratively with our partner municipalities, their financial advisors, and local counsel to ensure full transparency and to safeguard public funds.

Long Term Asset Management

Our role extends beyond the completion of each development phase. Propertize Ventures offers asset management services to ensure that the various components of each mixed-use master plan are operated and managed successfully and are consistent with our high standards. This includes coordinating the selection of specialized facility operators, overseeing leasing initiatives, establishing consistent financial and operational reporting programs, conducting site visits, ensuring proper permitting and insurance, and – should a parcel be owned by a third-party entity – assisting with refinancing and sale activity. We aim to serve as a long-term member of each community with which we partner.

Coordinated Economic Development

We offer a wide range of services to attract new businesses and career opportunities, increasing the vitality of the local economy and supporting long-term municipal resiliency. To do so, Propertize Ventures drafts marketing materials on behalf of municipalities, coordinates local business development events, crafts media campaigns together with our in-house publicist service, and manages relationships with cooperative entities (chambers of commerce, economic development corporations, and both regional and national media outlets). Our goal is to capitalize on the initial excitement surrounding a new development project to attract business relocations and ancillary investment.
