P3 Financing
Propertize Ventures has successfully navigated and implemented financing strategies that demonstrate a keen understanding of the nuanced financial landscape in P3 and mixed-use real estate development. We will leverage our breadth of experience from similar projects to design and coordinate unique capital structures appropriate for each category of development. Our team will then collaborate with the City and its financial advisors to incorporate these structures into a comprehensive plan of finance that is well-suited to any given project for a city redevlopment.

Steven Mann
General Partner
Steven Mann is a seasoned developer and fund manager from the metro New York New Jersey area. He has worked in several redevelopment plans and has developed and entitled over 1000 residential units within cities’ economic redevelopment plans at state and federal levels. As a General Partner at Propertize Ventures, he is dedicated to serving as a strategic leader and driving the company forward in its mission to expand its portfolio through targeted and optimized acquisitions. With an eye for identifying market trends and leveraging technology to create new opportunities, Steve possesses a unique ability to develop and execute comprehensive growth strategies that deliver measurable results.
Steve’s vision for Propertize Ventures is to build an industry-leading enterprise that leverages thought leadership and cutting-edge technology to achieve sustainable growth while making a positive impact on the communities we serve. Pete Dordick
President, Director of Development
Mr. Dordick has over 30 years of experience in real estate development and has led the development, sales, and acquisition of several hundred million dollars of real estate assets. He has performed assignments throughout North America, Latin America, the Middle East, and the Caribbean and has provided development expertise, capital structuring, feasibility analysis, and construction oversight to his clients on a global basis. Mr. Dordick has owned and operated commercial and residential construction companies and has developed real estate projects as a principal investor and partner.
His background includes being named the Development Director at Legends where his responsibilities included mixed-use, hospitality, and entertainment projects with an emphasis on creating guest and fan-focused experiential place making. He has been a Director at HVS and a Vice President of Development at JLL Hotels.
He has worked with tent-pole brands The Dallas Cowboys, The NY Yankees, the Orlando Magic, Ford, and Virgin Group; technology leaders IBM and Panasonic; world-renowned hotel brands Hilton, Starwood, Marriott, Hard Rock, MGM, and Hyatt; in world-class ski resorts Aspen, Vail, Crested Butte, and Park City; beach resort destinations throughout the Caribbean and Central America; on behalf of financial companies The Blackstone Group, Softbank and Lindsay Goldberg; educational institutions The University of Colorado, Metropolitan State University and The Community College of Denver. He has advised on and structured public-private partnerships for municipalities and private developers. His entertainment portfolio includes the design of eSports venues, an animation studio, and an immersive multi-media theater, and music and technology festivals.
Mr. Dordick is a graduate of the University of Colorado, where he was on the Track and Field team competing in the Decathlon, and the University of Denver School of Law. He was a Congressional intern and also interned at the 20th Judicial District in Colorado. He has held Municipal Board positions and Charitable Board positions benefiting US Veterans. He has spoken at The University of Denver School of Hospitality, The University of Colorado Leeds School of Business, and at numerous financial and business forums.
Anson Carter is leading a confidential development project in the Atlanta area, with an impressive $2.2 billion in pledged equity to date. This expansive project spans 104 acres on the main site and an additional 33 acres on a secondary site. It features a diverse range of amenities, including multiple sports facilities, a proposed NHL Arena, a Professional Soccer Stadium, a 4-sheet ice facility, conference and boutique hotels, residential units, medical offices, various retail and dining options, entertainment facilities, eSports, an immersive theater experience, and a substantial 3,300-car subterranean parking deck with a fan experience plaza above. Anson Horace Carter is a Canadian former professional ice hockey who played in the National Hockey League (NHL) for eight teams from 1996 to 2007, most notably with the Boston Bruins, Edmonton Oilers and Vancouver Canucks. He was last active as a player with HC Lugano in the Swiss Nationalize A, and was an ice hockey analyst for NBC Sports and is now an analyst for NHL on TNT and MSG Network.
Carter is also the founder of Big Up Entertainment, a record label specializing in hip hop music. He attended high school at Agincourt Collegiate Institute and attended college and played collegiately at Michigan State University. He is of Bajan descent. Nick brings a wealth of experience to Propertize Ventures, drawing on his extensive background as a lead creative director in the real estate industry. Having played a pivotal role in major development initiatives nationwide, his journey began on the residential side. Over the past 15+ years, Nick has honed his leadership expertise working with a diverse range of brands, from small enterprises to Fortune 500 and Fortune 50 companies.
His knack for crafting design platforms and technology solutions for products with millions of daily users is complemented by a profound understanding of fintech and extensive knowledge in real estate, resulting in a robust skill set. Nick's accolades include numerous national design awards, notably securing a Webby Award for Mobile Banking in 2009.
What sets Nick apart is his ability to envision the full picture from macro to micro, a skill honed through years of experience in the real estate industry. He has successfully assembled the building blocks necessary to drive and achieve ambitious business goals. His emphasis on business strategy and research, coupled with a talent for storytelling, positions him to employ the best tools in propelling a product and brand forward. Propertize Ventures plans to lean into technology-forward solutions in MXU and real estate; Nick’s breadth of experience puts the team at a significant upside advantage - making Propertize an in-house powerhouse.

William DiRe
Director of Economic Development
Mr. DiRe began working with the Propertize Ventures team after over six years in investment banking at Citigroup, most recently serving as a Vice President in the New York and Chicago offices. He worked in its Economic Development Group which specialized in providing advisory services and debt financing for to-be-built public-private partnership developments across the US. The Group focused on mixed-use urban redevelopments, professional sports facilities, hotels, and convention centers. Mr. DiRe’s responsibilities at Citi spanned the full financing timeline: pre-development advisory, financial modeling, legal structuring, and the marketing and issuance of bonds. He has experience with financings secured by both public revenue sources (such as tax increment revenue, special assessments, and tourist/excise taxes) and project-derived revenue sources (such as net operating income, PILOTs, ticket revenue, and sponsorship payments).
Mr. DiRe was directly involved in the full lifecycle of 32 financings totaling over $5 billion of bonds sold, many of which funded large multi-phase urban redevelopments. Highlights of these relevant projects include City Center (Allentown, PA), Baltimore Peninsula (Baltimore, MD), Village West (Kansas City, KS), and Ballston Quarter (Arlington, VA). $1 billion of his financed projects were located in Texas, including six hotels/convention centers and Globe Life Field, home of the Texas Rangers. Mr. DiRe graduated from the Villanova School of Business and holds the following FINRA licenses: Series 79, 63, 52, 50, and SIE.
David Stewart
Director of Inclusionary Development & Professional Sports
Dave Stewart is a former American professional baseball pitcher born on February 19, 1957. Over his impressive career, Stewart played for various Major League Baseball (MLB) teams, including the Los Angeles Dodgers, Texas Rangers, Philadelphia Phillies, Oakland Athletics, and Toronto Blue Jays. Known for his exceptional pitching skills, Stewart was a key figure in helping the Oakland Athletics secure three consecutive American League (AL) championships from 1988 to 1990. His outstanding performance continued with the Toronto Blue Jays, where he played a pivotal role in their victory in the 1993 World Series.
Stewart's career achievements extend beyond his on-field prowess. After retiring as a player, he ventured into sports management and executive roles, contributing to the success of several MLB franchises. Known for his strategic insights and leadership, Stewart made significant managerial contributions, particularly as the general manager of the Arizona Diamondbacks. His impact on the baseball world is celebrated not only for his stellar pitching career but also for his enduring influence in baseball management and leadership.
Dean Marchetto
Lead Arhitect
Dean is the Founding Principal of MHS Architecture, which was originally established in 1981. Prior to opening his own practice, he served his apprenticeship with the prestigious firm of Gwathmey Siegal and Associates Architects in New York City. Dean holds a Bachelor of Architecture from New York Institute of Technology Magna Cum Laude where he received the Gold Medal for highest achievement in architecture upon graduation. His education also included studies at the American Academy of Rome. The American Institute of Architects inducted Dean into the College of Fellows in 2016 for his extraordinary contributions and accomplishments in the practice of architecture. Dean’s vision for the firm is focused on combining best practice urban planning principals with the design of mixed-use development projects.
The firm’s architectural style has provided the new face for Hoboken’s incredible revitalization from the days of decay and decline to its success as New Jersey’s hottest comeback city. Dean is also a professional planner. He is a long-standing member, and former chairman, of the Hudson County Construction Board of Appeals and has served on the Hudson County Public Arts Commission. Dean holds architecture licenses in New Jersey, New York, Connecticut, and Pennsylvania and is an active member in the Urban Land Institute, The Congress of New Urbanism, and the American Planning Association.
Alex Dougherty
City Planner
Alex has worked on projects of varying complexity, ranging from small homeowner applications to large-scale commercial and residential developments. Mr. Dougherty created DPD Because he enjoys cultivating the public and working with communities to visualize change for the future.
While obtaining a Master's in City & Regional Planning at Rutgers’ Edward J Bloustein School of Planning & Public Policy, He studied all aspects of City Planning and Public Policy Focusing Mostly on Development & Redevelopment Plans and Various Research and Development Planning Techniques while Solidifying an Academic Certification in Public Policy. Mr. Dougherty not only Holds a Certification as a Licensed Professional Planner (PP) in the State of New Jersey, but He is also Certified as a Professional Planner Within the American Institute of Certified Planners (AICP). This Certification is the Only Nationwide, Independent Verification of Planners’ Qualification.
John McDonough
Senior Planner
John McDonough, LA, PP, AICP is a professional planner and landscape architect with 35-plus years of experience, and principal of John McDonough Associates, LLC, a land use planning and landscape architecture consulting firm in Parsippany, New Jersey. McDonough has been recognized as an expert in land use matters before hundreds of boards and commissions. He speaks regularly at the NJ League of Municipalities conference and at Rutgers University Bloustein School of Planning and Public Policy. He was a speaker at the AIA national conference in 2022.
Nickolas Petticrew
Partner, Chief Creative Officer
